I just wanted to know what a fantastic stay we had in your guesthouse a couple of weeks ago. We felt really relaxed with you - ready to take on the rigours of the interviews which I was doing.
Comfy beds, great food, clean rooms - it was all there - and nothing seemed to be any trouble, even when I locked myself out!
The only gripe I would have was the shower would alternate hot and cold a bit. This didn't really bother us but it was a bit strange.
That it is only a minor thing, though. Overall we had a great time in Edinburgh - it reminded how much we missed it!

We knew we wanted to stay somewhere clean, with easy access to the city centre and that served a delicious breakfast. Southside met all of those requirements and more. The room was decorated very nicely, the <>beds were super comfortable, and the bathroom was spotless. Franco and Lynne were terrific hosts. We had a whole list of things we wanted to do while in Edinburgh and Franco and Lynne were able to answer all of our questions about how to get places and even gave suggestions about other things we might want to do.
It was extremely easy to get from Southside to the tourist areas. The best part of our stay was breakfast every morning. It was really delicious! And we're not just saying so - we live in NYC and eat out for breakfast/brunch all the time. We can't wait to come back next time we're in Scotland and bring the rest of our family. We know

know your breakfasts are quite peerless, sipping bucks fizz on a Friday
morning watching slumped bus commuters passing by, creates a bit of a
Marie-Antoinette feeling, quite decadent, not altogether sure if this is a
good thing! Must congratulate you on persuading my 'breakfastophobic'
daughter to eat in the morning, that probably says it all - irresistible
food, not to mention charm...

- Southside Guest House Edinburgh “We stayed for 2 nights in Southside in the 4 poster suite room. The room was clean, tastefully and artistically decorated style with every attention to detail such as mineral water, and toiletries, dvd player, and free wireless access.
The guest house itself is small, peaceful, in a classical style and you are uninterrupted in your enjoyment of the facilities. The breakfast (we are veggies) was fab. Lots of fruit, bread and cheeses, juices etc and the cooked breakfast was exceptional in both presentation and taste. This place has all the style and touches of a large plush hotel ,combined with all the personality and individualism of a small guest house. It is well located for a short walk into Edinburgh. The parking is secure although it is a little walk away. We parked up and just left the car there for the whole stay. I really enjoyed my stay at Southside and would absolutely recommend it.

Our room was superbly furnished and immaculately clean with an enormous bed, separate seating area and lots of welcome extras including bottled water and generous supplies of toiletries. We really enjoyed having access to the house library and DVD collection during our stay. Although we know Edinburgh well, we were not as familiar with the south of the city so it was very useful to read up on its history during our stay. We were impressed with the high standard of restaurants nearby and it was great to head up to Arthur's Seat and Salisbury Crags straight after our spectacular breakfast. The walk into the city centre was enjoyable and straightforward. Our room faced onto the main road - although we were at times aware of traffic noise outside, the double-glazing certainly helped and the wonderful views to Arthur's Seat and the Pentlands Hills were a bonus. You could not go past this for value for money and the breakfasts are still fantastic. A great place to base yourself to "do" Edinburgh, with easy access to the city with bus stops almost on the door step. Just a little bit of advice to older people who may not be as agile as they once were: ask for a room on the first floor, as the climb to the 2nd floor may be a little daunting. However, all the rooms are excellent! 10/10!

The room I stayed in (the single room) is very well decorated and comfortable. The breakfast is the best I have ever eaten in my WHOLE life (no kidding!!!) and there are lots of other things at the house that will make you fell at home. There is a very nice library with many interesting titles that you can borrow during your stay. There are also good DVDs that you can make use of while you're there and there's wireless connection, which made my stay a lot more pleasant, since I could talk to my family and best friends every night (no surcharge added). Besides all that, I have to say that Southside is the cleanest place I have ever stayed at and the location is great -- I walked to all the great places (and I'm talking south side, the Old and New Towns) and I could've easily walked to the other parts of Edinburgh as well. Don't think twice!!! This is THE place

From the gorgeous black front door, the stylish foyer, the incredibly warm welcome, the delicious breakfasts, the fantastic, intimately decorated rooms...Southside Guest House is phenomenal! I could not have picked a lovelier place to spend the last days of my trip. Even before arriving, Franco and Lynne were very gracious and communicative in regards to all the particulars of the reservations and reading reviews, I was encouraged about my stay there. But nothing could have prepared me for their hospitality and their attentive service. Franco & Lynne are the most thoughtful hosts! Upon meeting them, I felt like I knew them! Southside is super convenient, to loads of great sights, dining and shopping, but also far enough away to give you just enough quiet when you need it. - Southside Guest House Edinburgh “ I cannot say enough positive things about this place. Lynne and Franco are just two of the nicest people you can meet. You can tell they love what they do and really care about their customers.
Upon arrival Lynne was very welcoming and made me feel at home right away. I drove into Edinburgh and Lynne was helpful with providing me a parking spot just a few minutes away.
Southside is very contemporary in style which I really liked. My room was very nice in size, quiet, and comfortable. Southside is only a 15-20 minute walk into central Edinburgh (e.g., Royal Mile).
The breakfasts were of the highest quality. I had not tried Haggis before and thought this was the place to do it (it was very good by the way). Good options for a lighter breakfast if one wants it as well. Franco's service is great and he offered me a mimosa each morning.
With all that said, the rates were VERY reasonable. I cannot imagine getting better value for your money.

Our room was beautifully rustic, very comfortable and had lovely touches like the fair trade tea and coffee, mineral water and luxury toiletries, something that you don’t always get in hotels (even when you're paying more money). Our room had a lovely seating area by the room’s huge and beautifully dressed window. It was lovely to come back from a long walk around Edinburgh and relax with a coffee and look out on to the pretty garden.
And the bed… so comfortable! king size and the duvet was thick and fluffy and there was no noise whatsoever from the streets or neighbours.
The owners were lovely and the breakfast was gorgeous! what a better way to start your day than a carefully cooked full breakfast (wasn’t rushed, therefore there wasn’t a pool of grease on the bottom of the plate) they offered all sorts of different coffee, including lattes and cappuccinos, the breakfast menu consisted of the traditional breakfast as well as smoked salmon and scrambled eggs and a daily special of pancakes, all offered with a refreshing flute of bucks fizz. All in all I was really impressed and I will definitely be returning

- Southside Guest House Edinburgh “ After attending a conference we stayed at Southside for only one night to extend our stay and have a relaxing night away. The room was lovely, room 3, four poster bed, enough room for a sofa and a beautiful, big bay window over looking Newington Road. The attention to detail was fantastic,. The toiletries were quality and smelt divine, much nicer than the normal mini versions you get. The shower was fantastic and towels were huge. Even the tea and coffee was fair trade and not your normal, mediocre b&b stuff.
The bed was extremely comfortable and the guest information pack was also very informative.
The breakfast, well where do i start. It was the best breakfast I have ever had whilst away, Gorgeous coffee, orange juice, fresh fruit, cheese, porridge, yoghurt, muesli etc to start, then the cooked breakfast - not your usual greasy plate. It was cooked to perfection. Also a daily special which was pancakes with maple syrup the night we stayed.
Nothing seemed too much trouble for Lynne and Franco, very nice people.
We will definitely stay there again, it was within walking distance of plenty of restaurants (Sambuca is a lovely little italian that doesn't look much, but the food was gorgeous and it’s just around the corner). Its also only about 15 mins easy walk to the centre of Edinburgh.
We have already recommended it to friends and hopefully will be able to stay longer next time.

- Southside Guest House Edinburgh "I have stayed at B&Bs before and have not always been thrilled with the experience. The Southside seems more like a boutique hotel, however, due no doubt to the sophistication of its proprietors Franco and Lynne Galgani, who have years of experience in the hotel business. As the resident owners, they have great pride in their elegant property, which combines the charm of a mid-19th century "terrace" home with all the modern conveniences of up-to-date (and spotless) bathrooms, comfortable beds, TV with DVD player (and a good library of movies from which to choose), and free Wi-Fi. My double room was comfortable and beautifully furnished, and although if faced onto Newington Road, which can be busy (not the least with buses, which make getting around Edinburgh very easy), the double-glazing worked wonderfully and I was never bothered by any street noise. The breakfasts (a set of regular offerings as well as a daily special) were all delicious and extremely generous in variety and portions. We travel quite a bit, especially in Europe, so this is saying something for us. Franco and Lynne were charming, efficient, and amazingly welcoming. It's a beautiful house with lovely decor , in terms of the colours, fabrics, artwork, furniture, etc. Our room was huge, and equipped with everything we might need during our stay, including an iron and an ironing board , a corkscrew, and even a hot-water bottle! Other really nice touches were the bottle of Scottish mineral water provided in our room and the chocolate Easter Rabbits left for us on Easter Sunday :-) The breakfasts are wonderful and extremely generous: everything from delicious freshly made fresh fruit salad to haggis was available!
Franco and Lynne are both very friendly and helpful and they had lots of good suggestions for our stay. I wondered if Southside might be a bit far away from the centre of town when we booked, but you can walk into Edinburgh through Holyrood Park, which is very scenic and only takes about 15 minutes ... and it's a shorter walk if you take the more direct route through the town itself. The rooms are well equipped, beautifully decorated and stylish yet cosy.
Breakfast was delicious - from the speciality sausages to the Bucks Fizz! In fact we spent longer than planned chatting over a larger than necessary breakfast but we couldn't bring ourselves to leave!
Would recommend Southside to anyone, it's worth a trip to Edinburgh just to stay there

- Southside Guest House Edinburgh "Upon arrival at the Southside Guest House, we were greeted by the friendly owners, Lynne and Franco.
The room was ready on our arrival even though we were two hours early for check in.
The room had a really cosy feel and the character of the property, with its high ceilings and original features, made it even more welcoming.
The bed was the best I've slept in and you could tell no expense had been spared in terms of comfort and luxury, right down to the gorgeous toiletries provided, so different to the usual chain hotel miniatures.
The owners were extremely friendly and knowledgeable about the area and gave us directions to everywhere and advice on everything from how expensive parking was to the best places to go in the city.
We loved the breakfast, the service was outstanding and the selection was fantastic, fresh and nicely washed down with a glass of Bucks Fizz.
We'd definitely recommend this guest house to anyone wanting to stay in Edinburgh

- Southside Guest House Edinburgh "We have just returned from a three day stay in Edinburgh at the Southside Guest House.
Every part of the guest house we saw is beautifully and tastefully decorated, our bed was super comfy, and the bed linen and towels were quality stuff. The bathroom toiletries are locally made, full-sized and smell lovely (no mini sample sizes that you keep dropping in the shower) and our shower was the kind you wish for at the end of a long day touristin'! But we were especially thrilled at the trouble Franco and Lynne take over little things: the coffee and tea and hot choc in the room aren't the usual mediocre fare, but fair trade beverages that actually taste good, yummy Walkers biscuits and they left a nice Belgian choc at side of the bed.
But let me come on to breakfast - oh, the breakfast! The breakfast room, as every other room, is tastefully decorated with gentle music in the background. There is a buffet-type bar with a sensational fruit salad , lemon and yoghurt bread, walnut loaf, rye bread, cereals (organic muesli), yoghurts, delicious local cheese and fruit juices - everything I love! But there's also a cooked menu, and the full English my partner had looked very yummy. And the coffee was out of this world! We had the latte - the only place we've had anything comparable was on a trip to Rome.
The two places we stopped at after leaving Southside and Edinburgh would have been fine had we never stayed at Southside, but were a very very poor second by comparison. For us, Southside will now be the benchmark for a truly great guest house, it made our stay in Edinburgh very special indeed.

We went to Edinburgh for my birthday in March this year and we stayed at Southside guest house where we were very well looked after by Lynne and Franco. The place is 15 minutes walking distance to the centre of the city; the room we stayed in was very cozy, clean and of a good size.
We had the choice of a vegetarian breakfast which turned out to be very popular with the non-vegetarian as well.

- Southside Guest House Edinburgh "We have just returned from a short break at this excellent guest house. Southside is a beautiful Georgian building which has been lovingly restored in a contemporary style.
The owners are incredibly friendly and there are lots of special touches to delight you, such as a choice of cappuccino, espresso, latte etc with breakfast rather than a standard filter coffee, a "Special" for breakfast every day (e.g. smoked salmon and scrambled eggs and there is of course the usual cooked and continental choices which even had home baked pastries!), DVD player in every room, library of DVD's and books to borrow, chocolate next to your bed every evening and large bottles of shower gel, moisturizer etc in the bathroom.
We had the Mackintosh Suite which has a four poster bed and a three seater sofa in the huge bay window. The walls are lined with beautiful drawings: Picasso is obviously a favourite of the owners. It was so lovely that it was hard to drag ourselves away each morning to go into town.
Overall I would say this is probably the best B&B we have ever stayed in: the only down side is that by recommending it so wholeheartedly, they may not have room when we decide to return!

The hosts, Franco and Lynne were friendly and really paid attention to detail in every aspect of their service. The house and rooms were beautiful, clean and very comfortable, and breakfasts delicious. Southside Guest House is not too far from the centre of town: buses are very regular (10 min @ 80p) and the walk is not as far as it looks - about 15-20 min.
Edinburgh is a delightful city, would recommend a weekend up there

Lynne was very kind in arranging flowers and wine for our room, which was comfortable and immaculately clean. Our room was large enough to include a small sofa, and the bath was far larger than we expected. Very nice art on the walls, and all of the furnishings tastefully done. Breakfasts were excellent, and Franco pampered me with delicious lattes. Both of our hosts were very helpful and welcoming. We used both buses and taxis, which were reasonable in price, although in good weather it's a very pleasant walk to the Royal Mile. The Southside was a random selection for our first visit to Edinburgh on June 2 through June 9, 2005 (after checking various websites). Let me say that after this recent experience, it will no longer be random, but mandatory.
Owners Franco & Lynne provide a rare welcome feeling that is genuine. The hotel is quaint, but accommodations were more than adequate and you will be treated to a wonderful breakfast. If you like to dine in the evening near the hotel, there are several very good restaurants in the immediate area.
We walked to the Royal Mile (15 minutes) and sometimes took a taxi (4-5 pounds) Do one of the "Hop on Hop Off" buses to see the city sights at your own pace (12 pounds for 24 hours). For excursions, Franco & Lynne recommended Timberbush Tours, who have terrific guides.
Franco & Lynne are consummate professionals who display a love of their profession. You won't be disappointed!."(Couple - USA - June 12 2005)

- Southside Guest House Edinburgh "I had the pleasure of staying at the Southside Guest House in Edinburgh while travelling through Europe on my first overseas adventure from Canada and found that though I stayed in many hotels around Europe, not only were the staff at the Southside more friendly and generous than any other place, but also found the beds themselves more spacious and comfortable than anywhere else. On top of that, the breakfast in the morning comes complete with hot food from a kitchen readymade special as requested by the guest as well as a steaming cappuccino. This hotel has left an imprint on my heart in a way no other hotel has left. We were impressed by the stylish decor and the attention paid to detail. The proprietors have taken care to create an individual feel to each room. The house is modern, yet retains its period charm. The room also had a TV with DVD player, and with the guesthouse providing an array of various DVDs it proved a nice idea. Another impressive feature was the availability of free wireless broadband Internet.
The breakfasts were also nothing short of excellent, each morning coming with the addition of a special ingredient or recipe (in our case bucks fizz one morning, smoked salmon the next!).
The rates were extremely competitive and we were made to feel very welcome. The location is also excellent; only 10/15 mins stroll from the centre.
All in all, a great stay at a fantastic guesthouse. Recommended!"
